The idea behind the development of the Fairlane Green Retail Center reaches beyond just creating a retail
destination that can meet the desire of every consumer. This 243 acre site is an award winning
redevelopment designed and constructed to be a multienvironment experience on the abandoned site of the
Allen Park Clay Mine Landfill.
Project Features
The site environment has been designed to be ecologically friendly by incorporating bioswales and ponds
for the retention, filtering, and recycling of rainwater for landscape irrigation as well as creating a
natural habitat for wildlife. All of the buildings are designed in a Prairie theme which utilizes human
proportions, natural stones, brick, green screens, hedgerows, and neutral colors to create a comfortable
and simultaneously stimulating presence. Many of the building materials utilized were recycled materials,
and others were produced locally to minimize the impact on the local and global environment.
The landscape material incorporates native and low water requirement plant species and over two-thirds of
this landmark development will remain Green, or not covered by parking, roads, or rooftops. This is 60% less
dense than the national average for retail developments. The site will provide local residents, employees,
and visitors with parks and paths to enjoy throughout the year.
Phase I of this development was comprised of 408,000 SF of retail space across 105 acres. Anchored by a
124,000 SF Target store, this initial phase also featured retailers such as Barnes & Noble, Bed,
Bath & Beyond, Old Navy, World Market, Michaels, Famous Footwear, Pier One Imports, T.J. Maxx and Lane
Bryant. Dining locations include Texas Longhorn Steakhouse, On the Border, and Chilies.
